Tenant sequence

1. Complete tenancy registration (Ejari) via Dubai Land Department processes (dubailand.gov.ae, as of July 2026).
2. Open DEWA’s official activation / move-in guidance and note the current documents, deposit, and payment methods for tenants. Confirm on dewa.gov.ae— not on a reseller page.
3. Submit activation with the documents DEWA lists. Keep your Emirates ID and tenancy papers ready if the checklist asks for them; if a field is unclear, confirm with DEWA before paying a middleman.
4. After connection, schedule furnishing or move-in. Our playbook treats furnishing as optional after utilities are live.

Deposits and documents

Deposits, refunds, and required IDs change. Conservative guidance: budget a deposit line item, then replace the estimate with DEWA’s current figure before you sign a lease that assumes same-week utilities. If your landlord activates DEWA in their name, get written clarity on whose account you will pay — still confirm rules on the official site.
